It’s hard to believe we’re already nearing the end of 2018! As we look back over the past year, we’ve had a number of successes that we want to share with you.
Our assets under management have doubled in the last year. At the end of 2017, we had $7.6 million in assets under management. Now we have almost $14 million in assets under management! We now have homes under management in 29 U.S. states, 145 counties, and 179 cities.
Of the homes under management that have families in them, 83% are performing with only 5.8% in default! The industry standard for land contracts is 10%. Our low default rates are in part due to our excellent service team, who create a personal relationship with every homebuyer. It is important to us that our investors have no stress and no headache when it comes to their investments so we pride ourselves on our ability to find and place great families.
On average our investors pay $30,561 to purchase a home from us, which is well below market value. After repairs, our investors gain instant equity. Our sister company, EasyHomes, reported to us that several families have remodeled their homes this year and improved the investor’s assets. After repairs, the average home value is $58,874. All together, the equity gain across all our assets is about 33%!
Meanwhile, the families only pay about $394 each month in principal and assets, which allows them to stay in the home for less than the average cost of rent in their area. A true win-win for everyone especially as affordability continues to be a problem for homebuyers across the US.
